Welcome to the Soda Springs Ranch Homeowners Association (SSRHOA) Filing II web page. We have 120 condominium units in a covenant controlled community in Grand Lake, CO. Some of our benefits include wild animals (elk, moose, fox, deer, etc.), beautiful serene setting with large meadow, fishing ponds, athletic club with exercise equipment and racquetball courts, swimming pool, tennis courts, playground area, hot tub, and a storage area for boats, RVs and snowmobiles. We also have Grand Lake Brewing Taphouse restaurant on site.

Umbrella Liability Policy

If your bank asks you for a Certificate of Insurance listing the bank as a mortgagee, please contact Insurance of Estes at 970-586-4407 and ask for Ann Dinsmoor. Alternatively you can email Ann at aapd@insurance-associates.com. Ann asks that, for any request, the owner please forward to her a copy of the bank’s request for a Certificate of Insurance. That makes it easier for the bank to match up paperwork from Insurance Associates of Estes to the loan requiring the certificate when Ann sends it in for you.

Committee Purpose and Membership

Board of Directors Committees

  • Executive Committee - Oversees all Board of Directors and Committee actions and operations. Acts as liaison with our Property Manager, and assists the Manager as needed.
  • Financial - Oversees all financial and insurance matters. Review and make recommendations regarding financial statements, annual audit and budget process, and other financial matters. Prepare timely statements and reports.
  • Athletic Club Management and Operation - Responsible for the management of the Athletic Club facilities, finance, equipment, assessments, insurance, maintenance and repairs.
  • Rules and Regulations, and Owner Relations - Ensure that owners and renters have knowledge of rules and regulations. Enforce as necessary. Keep owners informed of all changes.
  • Maintenance and Architectural Control - Responsible for reviewing plans for exterior improvements by homeowners. Responsible for enforcing covenants outlined within the Community Declaration, Bylaws and House Rules. Maintain the property and common areas at Soda Springs Ranch, Filing II.
  • Soda Springs Master Water Association Liaison - Keep the Board advised regarding the Master Water Association, the water systems and water rights.
